Building Committee

Purpose / Charter
The Building Committee was created by the Long Bay Declaration to approve all plans, specifications, & site plans for all structures to be built within Long Bay, including minor alterations, renovations, & repairs to existing properties.
Meeting Schedule
Meetings are usually held on the 3rd Monday of each month in the LB Clubhouse or at the Evergreen Office 14 Country Club Rd., Suite 6, Gilford (see schedule below) and generally start at 9:30 a.m., unless specified otherwise.
Please call Evergreen Management at 603-527-8147 before the meeting as the date and time may change depending on the agenda and members’ schedules.

Process / Procedure
In order to maintain the unique character of Long Bay, owners should seek prior approval from the Building Committee before you begin to build a new home or make changes to an existing home (you should also check with your village board for their approval).

Safety Reminders...
  • All homes should have their house numbers visibly displayed on the house. Numbers should be 3" high and preferably reflective.
  • In ground fire pits require a burn permit issued by the Laconia Fire Department. Gas grills and charcoal grills are exempt.

Building a New Home:

Construction of a new home requires that a full application, with architectural plans and other items outlined in the application, along with the appropriate fee of $500, be submitted for approval before work can begin.
  • Contact the Long Bay Building Committee via Evergreen Management
    • Verify the next Building Committee meeting date (in case of a schedule change);
    • Submit the Building Committee Acknowledgment Form (see form links below);
    • Submit the Building Committee Checklist & Application Form (see form links below);
    • Submit any other required documentation (e.g., architectural plans, etc.).
  • Seek approval from your Village Board
  • Contact the Laconia Planning Dept. for any necessary building permits, inspections, etc.
  • Before you can occupy your new home, you will need the following certificates:
    • Certificate of Conformity from the Long Bay Building Committee;
    • Certificate of Occupancy from the City of Laconia.

Minor Addition/Renovation/Repair:

It is necessary to submit a Minor Application ($50 fee) if you are making certain changes to your current property (e.g., fences, AC condensers, gas tanks, windows, siding, deck, etc.).  If you are re-roofing or painting a unit or house in exactly the same colors as it currently has, an application is not necessary - however, please submit a letter informing the Building Committee of the action, stating what will be done & the expected date of completion.
  • Contact the Long Bay Building Committee via Evergreen Management
    • Verify the next Building Committee meeting date (in case of a schedule change);
    • Submit the Building Committee Minor Revision Form (see form links below).
  • Seek approval from your Village Board
  • Contact the Laconia Planning Dept. for any necessary building permits, inspections, etc.

Cutting/Clearing Trees or Brush:

The Tree Management Committee has responsibility for the cutting/clearing of trees/brush.  The Tree Management Committee must be notified, & prior approval given, before any tree of 4 inches or more in diameter as measured 2 feet from the ground at the base can be removed.  If the tree in question is to be replaced, please inform the Committee of the type of the new tree.  Anyone wishing to cut a tree down, within 250' of the lake, must get additional approval from the City of Laconia and/or the State.

The approval process will include a final review by the Building Committee.

Fire Pits:

A Fire Pit Application must be submitted to the Building Committee before it is installed or used.  See link to the application below.
