As a new resident of Long Bay, getting settled can be confusing.  We hope that the information below will help to get you acclimated so you can start to enjoy being a member of the Long Bay community more quickly.  Your first step should be to call the Long Bay property manager, Evergreen Management at 603-527-8147 to get started.
Long Bay Information
Entry Gate - South Down / Long Bay
The gate at the entry to South Down & Long Bay requires an RFID tag or a code to be entered into the touchpad at the guard shack.  Click here for more instructions.

Key for Long Bay Pool & Clubhouse
The gate to the pool & the doors to the clubhouse are locked, so you'll need a key to enter. Keys are available at $35 each through Evergreen Management.

Long Bay / South Down Directory

There is a paper version of a combined Long Bay & South Down directory (residents of both communities are mixed alphabetically) that is updated each summer.  Copies are available at the Evergreen Management office.  They are also distributed to attendees at the Long Bay Annual Meeting in August.

Long Bay Dues Billing
Currently, Long Bay dues are $2,400 per year, which pays for our maintenance & amenities (beaches, pool, tennis courts, snow plowing, landscaping, etc.).  Dues are billed semi-annually (in February & August and are due March 1 & September 1) at $1,200 for each 6 month period.  Village dues are billed separately (see the Villages tab for individual village dues).

Long Bay Annual Meeting
An annual meeting of Long Bay residents is held annually, usually in August.  The Long Bay Board presents the previous year's financial statements & the coming year's budget.  Other issues of importance to the community are discussed & may be voted on at this annual meeting.

Long Bay Town Hall Meeting
About 6 weeks before the Long Bay Annual Meeting, the Board hosts a Town Hall Meeting as a means for residents to preview the new budget proposal, upcoming projects, and other issues & to ask questions, in advance of the Annual Meeting.

Village Annual Meetings
Each village also holds their own annual meeting of their village residents.

Fire Alarm System
Previously, some properties in Long Bay had a fire alarm system  linked to a dispatch service & to the Laconia Fire Dept.  We were recently notified by the Laconia Fire Department that the pull station boxes located throughout Long Bay are inoperable or have also been disconnected by many of the villages. If there is an EMERGENCY please call 911. The boxes will be removed from the property in the near future. 

Fuel Buying Consortium
Long Bay & South Down have negotiated a fuel buying discount program with Dead River company for propane, heating oil, & kerosene  - click here for fuel consortium details

Laconia / Area Information
City of Laconia

Trash Pickup
Because Long Bay is a private gated community, the city of Laconia does not pickup our trash.  Residents have several options:

- South Down/Long Bay Preferred Pricing Trash Services
South Down and Long Bay have negotiated jointly to bring curbside trash/recycling pickup to both communities.  They have selected two vendors:
- At Your ServiceNH for trash/recycling pickup;
- Casella Waste Systems for dumpster pickup (for certain South Down villages).

- Laconia Recycling Center & Transfer Station
The Laconia Transfer Station on Meredith Center Rd. accepts household waste & recycling.  You need an annual permit  ($20) for your vehicle & a $5 yellow ticket for each load up to 100 pounds.

Cable TV / Internet
Breezeline provides cable TV, internet, & telephone services in the Laconia area. Comcast is in the process of setting up the same or similar services.  Consolidated Communications also offers internet access.

Telephone
Consolidated Communications is the primary land-line telephone service provider in the Laconia area.  Breezeline also offers telephone services through their internet offering as will Comcast.

City of Laconia Property Tax Billing
Property taxes are due semi-annually in July (usually billed in May) and December (usually billed in November).

Voting Location
Long Bay is in Laconia's Ward 1.  The voting location for Ward 1 is at the The Church of Jesus Christ of Latter-Day Saints, 1244 Old North Main St., Laconia.

Check the Shorelines newsletter on the News/Events tab for ads for local contractors.  If you are planning any modifications to your home, contact the Long Bay Building Committee to see if you will need any approvals.
